At Ediston Homes we understand that buying a new home isn’t something you do everyday so the process can feel daunting and exciting all at the same time. It’s completely normal to have lots of questions so here are a few of our frequently asked questions from our sales team.

When considering what price bracket you can afford, you’ll need to consider all your current and future expenses as well as your income. It’s worth speaking to a mortgage advisor or an independent financial advisor (IFA) in the first instance who can do all these calculations for you. They can also provide you with some mortgage options that best suit your circumstances including an agreement in principle so you’ll know exactly what you can afford. When you purchase a new home you’ll need to appoint a solicitor to represent you through the purchase process. Once you reserve a new home the sellers solicitor will send the contract of sale, also known as missives, to your solicitor. Once the terms of the contract are agreed by both you and the seller and the contract is signed, the sale becomes legally bound.

Once you have reserved your new home, you don’t want to be hit with any surprise fees or costs so it’s important to know what isn’t included when buying a new build. You’ll find that the vast majority of developers will not include flooring as part of the purchase price. At Ediston you can purchase flooring through our supplier or through your own preferred company. Either way we can ensure your flooring is installed prior to your move in date.

Another cost can be appliances and white goods. Some developers don’t include any kitchen appliances like stoves, ovens, fridge/freezer. An Ediston home includes in its purchase price oven, stove, fridge/freezer as well as all the electrical set up for installing a dishwasher and washing machine.

Once you reserve a new home you’ll discuss with the sales advisor customisations which will give you an opportunity to explore some of the optional extras that will personalise your home to your needs.

The completion date is the date which the sale is completed and the keys to your new home are handed over to you. At reservation your sales advisor will provide you with an approximate completion timeframe depending on the build programme at that time. Your sales advisor will keep you up to date throughout your buying journey.

Snagging is the process of checking a new home for any minor faults that can be rectified. Before you move into your new home your sales advisor will inspect the home for you and advise the site team of any snags to ensure these are fixed before your move in day. After you move in, you will also have a set period of time to check for your own snags and submit these to the site team.
