Reserving your home is an exciting part of the home buying process. At Ediston, we’re committed to making the process as simple and stress-free as possible, while ensuring you receive the highest level of customer service every step of the way.

Initial Enquiry – Arrange a chat with our Sales Executive

Once you have made an enquiry, our Sales Executive will get in touch to learn more about what you’re looking for and help you find your perfect home. Whether you’d prefer to chat in person, over the phone, or via email, we will work in the way that suits you best. We will take a little time to understand your budget, preferred house type, and buying position so that we can match you with the home that’s right for you.

 

 Reservation

To secure your preferred plot, we require a £1,000 reservation fee. This payment will hold your selected plot for 21 days. We require that your existing property is sold and missives are concluded within eight weeks of the estimated build completion date.

Once your reservation is complete, our Sales Executive will provide you with a reservation pack containing key documentation. You will also be asked to sign your reservation agreement of which you will receive a copy of, for your own records.

In addition, an email will be sent with a link to our client portal whereby you can view the latest build status, target built and legal completion dates. This portal will also allow you to view, select and submit, your specification choices and upgrade options prior to the relevant deadlines.

 

Cancellation

In the eventuality that you decide not to go forward with your reservation, you will be eligible for a refund minus any reasonable re-marketing costs.

 

Reservation Checklist

Now that the decision has been made and you have reserved your chosen plot, our Sales Executive will arrange a mutually convenient appointment whereby you will go through the reservation checklist process and plot specifics. This will also give you an opportunity to discuss any further requirements that you may have.

 

Missives

In Scotland, a missive is the legal contract between the buyer and the seller that confirms the purchase of a property. When you reserve your new home, we will ask you to provide the details of your appointed solicitor, who will act on your behalf throughout the legal process. Our solicitor will forward the relevant documentation your solicitor.
On conclusion of missives, we require a further missive deposit of £4,000 (normally within 21 days of reservation). Your missive payment, together with your reservation fee, will be deducted from the overall price at completion.

 

Completion

As the build progresses, approximately two weeks prior to completion, we will be able to provide you with an actual date of entry. In the lead up to this, we will invite you to site for a client demonstration meeting, where you will meet with our Sales Executive and Site Manager. During this visit, you will be given the opportunity to walk through your new home, room by room.

Please note that under no circumstances should you visit the construction site without being accompanied by a member of our team.

When the completion day arrives, our Sales Executive will contact you to arrange a time for you to visit the site whereby you will receive the keys to your new home. At this time, a handover will be completed, and you will receive a homeowner’s handbook which includes all the information that you will need on how to look after your new home.
